A: The HOA fee covers the following items, making your new lifestyle at LBP almost maintenance-free:

The Lake Beau Pre Townhomes Homeowners Association currently provides:
Maintenance of all common areas: Landscaping and beds
Expanded cablevision service
Security Monitoring
Exterior maintenance and cleaning
All administrative services for the Association
Pest Control (4 times a year)
Yearly termite contract
A capital improvement fund for normal roof replacement and street repairs

All of the above services are included in a single, monthly Homeowners Association (HOA) fee, currently estimated at $138.00 per month. You can enjoy an active resort lifestyle while outdoor chores such as mowing, raking, and landscaping are taken care of by your HOA.

Townhome Owners are Responsible for:
Maintenance of the enclosed rear yard and privacy fence
Maintenance of the interior of their townhome
Homeowners Insurance
Insuring personal property and the contents of the townhome
Repair and replacement of exterior doors, windows and frames
Any costs not covered by the capital improvements fund
Electricity, water, phone, sewer and trash utilities
Real estate taxes
Payment of monthly HOA fee

A: The Lake Beau Pre Townhomes are conveniently located in Baton Rouge, just south of the College/Lee drive area. The community is convenient to metro area business centers and local and regional shopping.

The community itself has a one-mile jogging trail that winds around the 10 acres of open green space. Right across the street is access to levee bicycle trails and Mississippi river views.
